1. Deposit Policies

An initial deposit equal to 50% of all charges is due at the time of booking by major credit card. Final payment is automatically charged to the card on file 30 days prior to arrival (60 days for December Holiday stays). Optional travel insurance premiums are due at the time of booking. Simply Steamboat reserves the right to cancel any reservation if deposit or payment dates are not met.


You agree to pay for all charges incurred by Guests including, but not limited to, lodging charges, additional housekeeping charges, charges for breakage, loss or damage, service fees, catering and activity charges, administrative fees and taxes. You are required to keep on file with Simply Steamboat a valid credit card accepted by Simply Steamboat (VISA, Mastercard, American Express and Discover). Simply Steamboat is authorized to charge your credit card for all amounts owed by Guests and for any damages caused by Guests.

2. Refund & Credit Policy

Summer & Winter Bookings (except December Holiday, see below)

Guests may reschedule 31 or more days prior to arrival and apply 100% of all monies paid toward a future stay with a departure date no later than twelve months from original departure date. As an alternative to receiving a full future credit, we offer the following refund policy:

  • Cancellations made 31 or more days prior to arrival; guests may opt for a refund less our reservation service fee.
  • Cancellations made 30 days to 15 days prior to arrival; guests may opt for a 50% credit toward a future stay.
  • Cancellations made 14 days or less prior to arrival are non-refundable and not eligible for lodging credit.

December Holiday Bookings (arrivals from December 16, 2023 to January 6, 2024)

Guests may reschedule 61 or more days prior to arrival and apply 100% of all monies paid toward a future stay with a departure date no later than twelve months from original departure date. As an alternative to receiving a full future credit, we offer the following refund policy:

  • Cancellations made 61 or more days prior to arrival; guests may opt for a refund less our reservation service fee.
  • Cancellations made 60 days to 31 days prior to arrival; guests may opt for a 50% credit toward a future stay.
  • Cancellations made 30 days or less prior to arrival are non-refundable and not eligible for lodging credit.


Simply Steamboat reserves the right to cancel or amend any reservation without notification should the deposit or payment dates not be met.

Simply Steamboat reserves the right to cancel any reservation or terminate occupation of a unit with immediate effect and without refund should guests treat the unit, property, complex, facilities or member of staff in an inappropriate manner. In such circumstances, should guests cause damage to a unit, property complex or facilities or cause Simply Steamboat to incur expenses as a direct result of the inappropriate actions of a guest, the guest will be liable for all associated costs and the incident may be reported to the Police or other appropriate authority.

Paid travel insurance premiums are not refundable at any time.

Vacation rental insurance from Red Sky Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance reimburses for pre-paid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. If declined, you acknowledge you have read and understand our cancellation policy and choose not to purchase Vacation Rental Insurance on behalf of all occupants.

No refunds will be given for unfavorable weather, early departure, utility service interruption, construction or maintenance issues. Simply Steamboat recommends that all Guests take out adequate trip cancellation or vacation insurance.

3. Travel Insurance

It is not compulsory to take travel Insurance through Simply Steamboat or its affiliated partners, but it is highly recommended and is available for purchase at the time of booking.

4. Check-In, Registration and Check-Out Times

Guests should check-in at the location stated on their booking confirmation. Often this will be on-site.

At registration, guests must produce a valid photographic identification in the form of a driver's license, passport or armed forces ID.

Check-in time is 4pm on the day of arrival. Simply Steamboat endeavors to have every unit available for occupation by this time but in exceptional circumstances there may be a delay. Full or partial refunds will not be issued in such circumstances.

Check-out time is 10am on the date of departure. Due to the requirement to service the property in preparation for the next guest arrival, late check-outs are subject to an additional fee, however, they are not available during holidays or when another guest is checking into your unit on the same day. A request for a late checkout must be made by a phone call to our office at (970)870-3397.

  • Check outs between 10:00am-Noon – $50.00 fee, given the availability of the condo.
  • Check outs between Noon-4pm – $100.00 fee, given the availability of the condo.
  • Check-outs later than 4:00pm will be charged the existing rate for the full night, given the availability of the condo.

5. Consent to Receive Text Messages

Text messaging is a great way for Simply Steamboat to communicate with guests and property owners regarding arrivals and check-in instructions, as well as service issues or concerns during stays. By providing us with a cell phone number a guest or property owner consents to receive text messages from Simply Steamboat. Simply Steamboat does not use text messaging as a marketing or promotional medium.

6. Key Policy

The number of keys issued to guests varies according to the size of the unit. Lost or unreturned hard keys are subject to a fee of $30 per hard key which will be deducted from the credit or debit card on file.

7. Pets

No pets are permitted in any Simply Steamboat Unit. Violation of this rule will result in a minimum $250 penalty to cover additional cleaning costs.

8. Smoking Policy

Smoking is not permitted in or on any Simply Steamboat managed condominium or property. Violation of this rule will result in a minimum $500 penalty to cover additional cleaning costs.

9. Changes by Simply Steamboat

Simply Steamboat reserves the right to make Unit and/or other changes to a Guest reservation which become necessary due to unforeseen circumstances. Simply Steamboat will do everything possible to ensure the impact of any changes is as minimal as possible.

10. Property Facilities and Amenities

There will be times when some of the properties' advertised facilities and amenities will be closed for cleaning, maintenance or due to technical difficulties. Simply Steamboat will endeavor to rectify any problems that occur in an efficient and timely fashion, but no refunds will be issued in these circumstances.

Some properties' amenities or facilities such as shuttle buses, tennis courts, or fitness centers may operate on a seasonal basis. This will usually be indicated on the property information page but due to the fact that individual Home Owners Associations control the operations of an individual property's facilities, their availability can change without notice.

Each property has a stated maximum occupancy level and under no circumstances may this be exceeded.

All properties are supplied with linens, robes and towels appropriate for the number of occupants.

All properties are supplied with bath amenities and kitchen cleaning products.

All properties are privately and individually owned and come fully equipped. However, the exact contents may vary from unit to unit and guests should consult their property description at the time of booking for a full list of equipment supplied.

Audio/visual entertainment options and content vary from property to property and are not guaranteed by management. This includes, but is not limited to, cable TV, satellite TV, smart TVs and streaming services.

Daily housekeeping is available as an additional extra at the time of booking.

11. Special Offers

Simply Steamboat special offers are subject to change at any time. Special offers cannot be used in conjunction with any other promotions and are not available during peak holiday periods.

Peak holiday periods include but are not limited to Christmas week, New Year week, Presidents' week and Spring Break.

12. Miscellaneous Policies

Simply Steamboat makes no warranties nor assumes any responsibility in respect of the following:

  • (a) Cancellation or delay of any public or private transportation which impacts upon the guests arrival or departure time.
  • (b) Injury to any person or damage or loss of any property unless caused by a willful act of Simply Steamboat or its employees.
  • (c) Any act of God, destruction, strike, weather conditions or policies of other organizations which could impact on a Guest Stay.

Renter must be 21 or over to reserve and check-in.

Damage Waiver Fee: A Damage Waiver Fee is included in the total cost of all reservations. This fee varies per reservation depending on the type of accommodation and length of stay. This fee is not insurance. It protects you from incurring expenses related to accidental damage to your rental unit occurring during your stay PROVIDED DAMAGE IS DISCLOSED TO MANAGEMENT PRIOR TO CHECK-OUT. A check out clean is included in the rental fee but should guests leave a property in an unacceptable condition an additional minimum cleaning fee of $100 will be charged to their account.

Guests may ship their luggage/ski bags/packages to our office prior to their arrival. We offer personal delivery service of the luggage to our units at an additional cost of $5.00 per package. When the package is delivered to our office, we will then deliver said package the day after. Simply Steamboat is not liable for any lost or stolen items during shipment.

These terms and conditions are subject to change without notice.

Subject to the terms and conditions of this Agreement and payment of all amounts due pursuant to this Agreement, Guests are licensed to use the Unit at the property identified in the confirmation (and related amenities, furnishings and appliances) for lodging by Guests, not to exceed the maximum occupancy of the Unit stated in the confirmation. You are responsible for all breakage, loss or damage caused by Guests or Guest invitees, and for all charges incurred while staying at the Unit. This license may be terminated immediately, and all Guests removed from the Unit if any Guest or their invitees violate this Agreement or engage in destructive, abusive or unruly activities.

Maximum Occupancy: The maximum number of overnight occupants at the Unit shall not exceed the maximum occupancy of the Unit. Simply Steamboat reserves the right to demand the immediate removal of excess occupants.

The Unit shall be used only for lodging purposes and shall not be used for any commercial or other purposes. Guests will not use or permit the Unit to be used in violation of any applicable law and shall not create any disturbance or nuisance. Guests and all Guest invitees shall comply with all posted or distributed house rules and instructions for the use of facilities at the Unit. You shall be responsible for any damage resulting from failure to follow instructions and for any repair, replacement and cleaning charges attributable to wear and tear in excess of normal use.

13. Parking

Oversized Vehicles: Parking around the base of the Steamboat Ski Resort and our properties is always at a premium especially during the winter when city snow removal is an issue. We cannot accommodate oversized vehicles such as recreational vehicles, trailers and boats. Vehicles of this kind at are not permitted at any of our rental properties and may be towed at the vehicle owner's expense.

14. Repairs and Maintenance

Guests shall notify Simply Steamboat immediately if furnishings, appliances or amenities are damaged or are otherwise malfunctioning. Best efforts will be made to repair or replace damaged or malfunctioning items at the earliest possible time. Guests shall not be entitled to refund or credit for conditions beyond Simply Steamboat's reasonable control, including power outages, adverse road or weather conditions or breakdowns of entertainment centers, spas, barbecues or other appliances.

15. Responsibility for Guests' Property

The Unit is a private residence under the control of the Guests. Simply Steamboat does not provide safes for valuables, and each Guest is solely responsible for their own property. SIMPLY STEAMBOAT IS NOT RESPONSIBLE FOR ANY LOSS OR DAMAGE TO GUESTS' PROPERTY.

16. Disclaimer

The Renter agrees that Simply Steamboat Company shall not be liable to Renter, Renter's guests, invitees or any other person for any injury, loss or damage to any person or property on or about the rental premises. Renter shall hold Simply Steamboat Company harmless and indemnified from and against all loss or damage occasioned by use, misuses or abuse of any part of or fixture on the premises, surrounding areas and from or against any omission, neglect, or default of the Renter, his/her guests or invitees. The Renter acknowledges that Simply Steamboat Company LLC acting solely in the capacity of Agent for the property owner, assumes no liability there under. Each Guest acknowledges and agrees that use of the Unit, including without limitation any swimming pool, spa or other amenities, is potentially dangerous and may involve RISK OF PERSONAL INJURY, DEATH AND PROPERTY DAMAGE. Such risks include accidents, falls and equipment failures. Such risks may increase based on weather conditions and actions of others. Each Guest further understands and acknowledges that accidents or illness can occur. Guests accept the risk of using the Unit and HEREBY RELEASE AND WAIVE any and all RIGHTS AND CLAIMS of any nature they have or may have against Simply Steamboat, its owners, employees, agents, representatives and insurers (collectively, "Releasees") which in any way arise out of or relate to use of the Unit, including, without limitation, any rights and claims based on the NEGLIGENCE OF RELEASEES OR ANY OTHER PARTY. The foregoing RELEASE AND WAIVER includes, without limitation, any and all responsibility or liability whatsoever any Releasee may have for PERSONAL INJURY or DEATH, PROPERTY DAMAGE or LOSS OR OTHER DAMAGE that may be suffered from any cause whatsoever related to utilization of the Unit. Each Guest agrees to INDEMNIFY and HOLD RELEASEES HARMLESS from any and all claims, including those of third parties, arising out of or in any way related to utilization of the Unit by Guests or their invitees.
